Maintenance Contacts for existing Tenants

Our office hours are 9am to 6pm on weekdays and 10am to 4pm on Saturdays. For all emergency maintenance that occurs inside these hours please call the office number 01273 622664 and one of our team will be able to deal with the issue and liaise with our maintenance teams.

For all non-emergency maintenance it is best to email the office on maintenance@qestateagents.co.uk so a written record can be kept of maintenance problems.

Emergency maintenance is where there is a risk of damage to the fabric of the property or to life. If an emergency does come up outside of office hours and it cannot either wait until we are open or damage reducing measures can’t be taken i.e. turning off the water stop cock or gas to the property, then you should use the numbers below. If for any reason no one picks up on the numbers provided then you will be required to look up an alternative emergency contractor for the specific problem.

If an emergency contractor is required, whether it be one provided below, or one you find yourself, only the bare minimum works required to make the property safe or halt the emergency should be carried out (e.g. turning off the water, isolating the leak or turning off the gas). With any further remedial works being booked in by Q Estate Agents during office hours.

Please make sure you have taken a common-sense approach to any issue that arises and checked to make sure the problem does not have a simple solution, such as checking the fuse board doesn’t just need resetting or using a plunger for a toilet blockage.

If you smell gas, turn off the gas to the property and alert the gas network immediately on 0800 111999. Gas shut-off valves are noted in the schedule of condition/inventory and often found on or next to the gas meter.

Kemptown Guide

Kemptown is a seafront district of Brighton dominated by impressive Georgian architecture. Many of the buildings have been converted to flats although there are still a number of impressive single residence homes. The Royal Sussex hospital is located in Kemptown, as is the American Express Offices, and being two of the larger employers in the city there is always high demand for accommodation is this area. Recent investment in the seafront has seen the building of Yellow Wave Beach Sports, Sea Lanes outdoor pool and the Beach Box Spa. Alongside this Soho House have now opened the Beach House for those in the creative industries.

Best pub

It's not really a pub but The Plotting Parlour serves arguably the best cocktails in Brighton (according to at least one member of the Q team) and a great place to start any night out.

Best place to eat

The Social Board has an enviable reputation for seriously good sandwiches.

Best thing to see or do

Kemptown’s position means you’re never more than a couple of streets from the seafront so it seems mean to ignore the sea. Stroll along the front and finish at the reading room for coffee and a light bite.

Best Kept Secret

Does a major brand count as a secret? Cecconi's at the Beach House gives you a taste of the Soho House experience but is open to the public. The views from the terrace are worth the trip alone on a sunny evening.

Reason to live there

It is largely period homes in Kemptown with large imposing Regency squares being connected by narrow streets made-up of terraced houses. St James’s Street and the Seafront provide the vibrancy of the area while a quieter way of life can be found to the east around Sussex Square and the Kemptown Enclosures. And of course, the sea.
