Maintenance Contacts for existing Tenants

Our office hours are 9am to 6pm on weekdays and 10am to 4pm on Saturdays. For all emergency maintenance that occurs inside these hours please call the office number 01273 622664 and one of our team will be able to deal with the issue and liaise with our maintenance teams.

For all non-emergency maintenance it is best to email the office on maintenance@qestateagents.co.uk so a written record can be kept of maintenance problems.

Emergency maintenance is where there is a risk of damage to the fabric of the property or to life. If an emergency does come up outside of office hours and it cannot either wait until we are open or damage reducing measures can’t be taken i.e. turning off the water stop cock or gas to the property, then you should use the numbers below. If for any reason no one picks up on the numbers provided then you will be required to look up an alternative emergency contractor for the specific problem.

If an emergency contractor is required, whether it be one provided below, or one you find yourself, only the bare minimum works required to make the property safe or halt the emergency should be carried out (e.g. turning off the water, isolating the leak or turning off the gas). With any further remedial works being booked in by Q Estate Agents during office hours.

Please make sure you have taken a common-sense approach to any issue that arises and checked to make sure the problem does not have a simple solution, such as checking the fuse board doesn’t just need resetting or using a plunger for a toilet blockage.

If you smell gas, turn off the gas to the property and alert the gas network immediately on 0800 111999. Gas shut-off valves are noted in the schedule of condition/inventory and often found on or next to the gas meter.

Preston Park & Fiveways Guide

Preston Park and Fiveways is an area to the north of the city centre. As with much of Brighton & Hove the housing stock is predominantly period properties, however the proportions are often larger than those in the city centre and the streets are generally wider and often tree-lined. Fiveways is to the east and is a bit like a village within the city with butchers, bakers and greengrocers, alongside a number of cafes. Preston Village is on the western edge of the area with the main London Road running through it. A number of convenience shops can be found here alongside a Sainsbury's local. The 63-acre Preston Park is the focal point of the area with its extensive facilities but perhaps the more bijou Blakers Park is the one to head to. The schools in the area are highly regarded and include Downs Infant and Junior Schools and Balfour Primary, as well as Dorothy Stringer and Varndean secondary schools.

Best pub

The Open House has the best garden, The Preston Park Tavern has the best food, The Clevedon is right on Blakers Park so is great with kids. The Park View is the best all-rounder - take your pick!

Best place to eat

If you don't want to head to one of the many pubs serving great food we'd recommend Rustica. It's a great little Pizzeria and kids will love the Straccetti Della Nonna for dessert. For a quick bite at lunchtime head to Melissa's on Ditchling Road. Her take on a Reuben sandwich is simply delicious.

Best thing to see or do

If you like a walk, head up through Hollingbury Woods just North of Fiveways and follow the paths across the golf course and up to Hollingbury Hill Fort for the best views of the city. On the way back, pop in to Ravens Bakery a treat yourself to a cake.

Best Kept Secret

The Lost & Found Taproom is hardly a secret but it is great. What makes it even better is the regular food vans on weekend evenings. Our personal favourite is Chuckerburger.

Reason to live there

In a nutshell, schools. Downs, Balfour, Dorothy Stringer, and Varndean are amongst the most popular schools in the city – hence the desirability of the area. When you then add pretty tree-lined streets made up of attractive Victorian and Edwardian houses, as well as lovely parks and good local shops, it is easy to see why so many choose Preston Park & Fiveways.
