Maintenance Contacts for existing Tenants

Our office hours are 9am to 6pm on weekdays and 10am to 4pm on Saturdays. For all emergency maintenance that occurs inside these hours please call the office number 01273 622664 and one of our team will be able to deal with the issue and liaise with our maintenance teams.

For all non-emergency maintenance it is best to email the office on maintenance@qestateagents.co.uk so a written record can be kept of maintenance problems.

Emergency maintenance is where there is a risk of damage to the fabric of the property or to life. If an emergency does come up outside of office hours and it cannot either wait until we are open or damage reducing measures can’t be taken i.e. turning off the water stop cock or gas to the property, then you should use the numbers below. If for any reason no one picks up on the numbers provided then you will be required to look up an alternative emergency contractor for the specific problem.

If an emergency contractor is required, whether it be one provided below, or one you find yourself, only the bare minimum works required to make the property safe or halt the emergency should be carried out (e.g. turning off the water, isolating the leak or turning off the gas). With any further remedial works being booked in by Q Estate Agents during office hours.

Please make sure you have taken a common-sense approach to any issue that arises and checked to make sure the problem does not have a simple solution, such as checking the fuse board doesn’t just need resetting or using a plunger for a toilet blockage.

If you smell gas, turn off the gas to the property and alert the gas network immediately on 0800 111999. Gas shut-off valves are noted in the schedule of condition/inventory and often found on or next to the gas meter.

Preston Circus & London Road Guide

Preston Circus is junction where London Road, New England Street, Beaconsfield Road and Preston Road meet and is home to the iconic Duke of York's Picturehouse. To the west of London Road is the New England Quarter which is home to number of newer developments of spacious apartments, all within easy walking Distance of the mainline station. Nestled in behind the Duke of York's are attractive Victorian houses which make excellent family homes. Preston Road leads from Circus down to the 63 acre Preston Park where you will find tennis courts, football pitches, a basketball court and children's play area.

Best pub

The Joker, right on the junction itself, is a terrific albeit lively pub with a secret roof terrace and the fantastic Lost Boys chicken providing some tasty food. For something a little quieter head up Ditchling Rise to The Signalman, a traditional pub with lovely beer garden.

Best place to eat

The Set have recently opened on Preston Road for an intimate high end produce-led experience. Bonsai on Baker Street is also highly regarded offering Asian inspired vegan small plates.

Best thing to see or do

The Duke of York’s Picture House is a true Brighton institution. Purportedly the oldest purpose-built cinema in the country and a great place to catch old classics, art-house films, and all the usual blockbusters.

Best Kept Secret

Natty's Jerk Kitchen is a lot of fun. Or if you need a break from the food and drink, Luna Hut Sauna is tucked away under the viaduct.

Reason to live there

London Road is probably the city’s most improved location with a real surge in new bars, cafes and shops. The fact that Brighton Station is so close makes it a perfect destination for commuters, while being so close to the city centre and having a thriving nightlife in its own right makes it popular with young professionals. The area in behind The Duke of York’s is home to plenty of good quality family homes, and the parks and schools in the area are all good too.
