Maintenance Contacts for existing Tenants

Our office hours are 9am to 6pm on weekdays and 10am to 4pm on Saturdays. For all emergency maintenance that occurs inside these hours please call the office number 01273 622664 and one of our team will be able to deal with the issue and liaise with our maintenance teams.

For all non-emergency maintenance it is best to email the office on maintenance@qestateagents.co.uk so a written record can be kept of maintenance problems.

Emergency maintenance is where there is a risk of damage to the fabric of the property or to life. If an emergency does come up outside of office hours and it cannot either wait until we are open or damage reducing measures can’t be taken i.e. turning off the water stop cock or gas to the property, then you should use the numbers below. If for any reason no one picks up on the numbers provided then you will be required to look up an alternative emergency contractor for the specific problem.

If an emergency contractor is required, whether it be one provided below, or one you find yourself, only the bare minimum works required to make the property safe or halt the emergency should be carried out (e.g. turning off the water, isolating the leak or turning off the gas). With any further remedial works being booked in by Q Estate Agents during office hours.

Please make sure you have taken a common-sense approach to any issue that arises and checked to make sure the problem does not have a simple solution, such as checking the fuse board doesn’t just need resetting or using a plunger for a toilet blockage.

If you smell gas, turn off the gas to the property and alert the gas network immediately on 0800 111999. Gas shut-off valves are noted in the schedule of condition/inventory and often found on or next to the gas meter.

Queens Park Guide

Queens Park itself is a well planted mature park with an excellent range of facilities including a children’s play area, tennis courts, a duck pond and a café. The drives surrounding the park are occupied with imposing detached and semi-detached Victorian villas with some more modern homes. The area around this is largely made up of Victorian and Edwardian terraced family homes, often larger than neighbouring Hanover. From Queens Park it is an easy stroll into Kemp Town and on to the beach.

Best pub

The Independent Tap Room, located on the corner of Albion Hill and Queens Park Road, is superb. A proper independent free house, serving an amazing selection beers. We'd also recommend a sundowner at The Setting Sun on Sussex Street.

Best place to eat

Brunch at Starfish and Coffee is always a treat. Greek Eggs or Chorizo Hash, yes please...

Best thing to see or do

The Friends of Queens Park run some really good events in the park throughout the year. Bark in the Park always draws a big crowd of dog lovers and those just curious to who the best sausage catcher is!

Best Kept Secret

Carols in the Park; a lot of parks around the city host some form of carols but there is something special about having the Salvation Army Band leading the singalong.

Reason to live there

There is some superb architecture around Queen’s Park and not just the period properties. Look carefully and there are some striking new homes as well. There are also plenty of traditional family homes and these are well served by both St Luke’s & Queen’s Park Primary Schools. The park itself is stunning with plenty to entertain the whole family, while excellent bus services connect Queen Park with the city centre and central Kemptown is only a short walk away.
