Patcham Guide

Patcham is a desirable part of the city thanks to its well-sized family homes and the simple fact you can get a bigger garden than in more central addresses. There is a thriving community feel to Patcham based around the the schools and ability of the Ladies Mile Pub to bring so many people together. Housing in the area is predominantly detached and semi-detached early 20th century homes with driveways and larger than average gardens. There is easy access to the A23 for those that work outside of Brighton, while extensive bus services provide easy access to the city centre.

The Ladies Mile is a fantastic community pub and is our favourite. With award winning roast dinners, a community space, fantastic beer garden and great monthly quiz. It’s the perfect place to meet neighbours or take the family for meal, whatever the weather.

Best place to eat

Well many people would say Patcham has the best Fish and Chip shop in Brighton. As good as Patcham Fish and Chip shop is, I’m sure they won’t mind us name checking the fantastic café over the road. Honey’s is a family run café with a fantastic breakfast and brunch menu. Having a coffee in the garden on a sunny day can sometimes feel like you’ve transported to the Mediterranean.

Best thing to see or do

The kids will enjoy a trip to Mackie Park, and the Dogs will love the dog friendly Withdean park. For those more adventurous there are fantastic walks on your door step. Either through the wood to the well trodden fields by the windmill, or onto the downs to the Chattri Memorial, Stanmer woods or Ditchling Beacon.

A creative paradise can be found at Patcham Art Studio, where retired art teacher Sue teaches local residents how to master the art of pottery. She evens offers holiday classes for the kids!

Reason to live there

Quite simply, community. Everyone knows everyone in Patcham and it still functions like a village even though it has been swallowed up by the wider City. The schools are great and the streets are wide, leafy and safe. Shhh, don’t tell the inner city residents, or everyone will want to move here.
