Guide Price: £300,000-£325,000 Share of Freehold
Melville Road is an attractive tree-lined street located in the desirable Seven Dials district of Brighton & Hove. The area has long been extremely popular due to its proximity to Brighton Station (800m) and the city centre. Alongside this, Seven Dials is home to an eclectic range of cafes, boutique shops and bars giving the area a thriving identity of its own. The nearby St Ann’s Well Gardens is a beautiful park with a range of facilities including several tennis courts and a popular café.
The flat itself is located in the ground floor of this attractive period property and benefits from a share of the freehold. Access if through the communal hallway into an entrance vestibule in the flat. To the left is the sitting room which is a lovely bright space with engineered wood floors and calm pastel tones to the walls. Large French windows open to the southerly rear garden and ensure a sunny feel to this room. Beyond this is the modern kitchen which has been finished with a range of wall and base units matched with solid wood worksurface and metro-style tiles.
To the front of the property is the bedroom; a well-sized double with large bay windows to the front, completed by the addition of plantation shutters. Neighbouring the bedroom is the bathroom which has once again been attractively finished with a stylish suite of panel bath with shower over, low level wc and wash basin.
Various levels, living-room to kitchen and French doors to raised terrace, provide exceptional light and choice, unusual in a one-bedroom flat. The
elevated living-room and terrace, with spacious steps to the main garden area, increase the variety and nature of garden spaces
To the rear of the property is the private garden. Accessed from either the kitchen or sitting room, this south facing garden is largely decked and is a wonderful suntrap. The addition of the powered multi-function garden room is a huge bonus and is perfect as a home office or simply a spot to enjoy and evening drink. For the literary fans, this garden room is based on Virginia Woolfs own garden room at Monks House near Lewes.
What the owner says:
Even before Completion of the flat, I had sourced and secured an exceptional addition to the property. I was aware of the constraints of a one-bedroom flat. This one is blessed with exceptional light and variety of outside space. The addition of the Summerhouse has, however, been worth it’s weight in gold. I am a professional writer, which creates extra needs. As a n ordinary human being, I have relished and delighted in this building, which I have used for many purposes, and no purpose at all other than pleasure in its exceptional qualities. I negotiated with Malvern Estates to create a bespoke building. The summerhouse is an exact replica of the Garden Room at Rodmell, where Virginia Woolf wrote much of her major work. It is exactly half the size, and is unique, created for me. the fittings are of the highest quality. It has light and heat, was installed by top quality workmen at each stage. Ostensibly and ‘Office’, I have never thought of it in these terms. I write best in anything but a Study. It has served as an extra room, and due to the location, provides a quality of experience akin to being in the country. One is unaware of the city, there is nothing but birdsong, wind in the trees. I miss this special space, which was, for me, the best room.
