1 bedroom Flat for sale
Brading Road, Brighton, BN2 3PE
Key Features
Full Details
Brading Road, in the heart of the popular Elm Grove area of Brighton, is a quiet street of terraced houses. At its southern end, the road meets Elm Grove, where there are local cafés and shops, including The Flour Pot Bakery which sells fantastic bread, delicious coffee and pastries. Elm Grove is a good place to pick up a bus into town, although you could easily walk from here too, as the North Laine is only twenty minutes away. Brighton Station is also within walking distance, or a five minute cycle. The road is in a controlled parking zone and there are always plenty of spaces available.
This ground floor, one-bedroom flat, has a west-facing garden with long views over Brighton. The property is part of a Victorian house, which is in a terrace of properties all painted in pretty, pastel colours - a signature look in many parts of Brighton. The living room is at the front of the house, with a fireplace and a square bay which has two double-glazed windows. This is a bright and welcoming room and has space for a small dining table at one end. The bedroom is just along the hall, and has a double-glazed window onto the garden. The room is decorated in a soft green with feature wallpaper and is carpeted for a warm and cosy feel.
As you move towards the rear of the flat, you reach the kitchen which has both a large window to the side and a door to the garden. This is a really spacious room, with a place for a freestanding cooker, space for a fridge and a separate freezer and space for a washing machine. There is a good run of worktops and plenty of cupboards and at the far end, the current owners have a work-from-home space, which could equally accommodate a dining table. The shower room is a stylish, contemporary room, with a Crittall-style shower screen, a modern basin, and matte-black taps and towel rail. The WC is adjacent but slightly separate from the main room.
Outside there is a private, west-facing garden, with fantastic views over the roof tops. In the flower borders there are mature plants and trees, including a bay tree, hydrangeas and a fuchsia.
What the owner says:
“Our favourite thing about the flat is probably the garden. We’re lucky to be west facing, which means as well as a stunning view of the sunset over the Downs each evening, you get sunshine for most of the day. The flagstones make it low maintenance and the perfect BBQ spot!
The huge kitchen is also a real plus, especially as flat kitchens are usually so cramped. We’ve really appreciated having enough room to create a separate working from home area in here without foregoing cooking space. Having the kitchen and lounge separate was important to us and the clearly defined areas make the property feel more spacious.
As well as redecorating throughout the flat, we renovated the bathroom last year, had some of the walls and ceilings replastered, had new doors fitted and a new boiler installed. Other than putting your own stamp on it, there's not much for the new owners to do!
We’ve loved living in Elm Grove. It’s a real mix of people and we’ve made firm friends with our neighbours – including the co-freeholder who lives in the flat upstairs. For us, it’s the perfect balance of being walking distance to town with plenty of pubs nearby, as well as the shops on Lewes Road, while still being a peaceful area to come home to.
We hope you’re as happy here as we’ve been!”
